What this home costs to heat today — the EPC explained
An EPC states costs at the prices of the day it was done — often years ago. The report recalculates heating and hot water at today's Ofgem price cap, checks whether the certificate is still valid, ranks its improvements, and compares the home with its postcode district. PDF within 24 hours; you pay after you receive it.
Why the EPC figure is out of date
An EPC is valid for ten years, and its running costs are calculated with the fuel prices of its date. A certificate from 2016 can understate today's heating bill by half or more. We take the certificate's own heat demand and apply the current Ofgem price cap.
